Application Process

Thank you for your interest in renting a new home. The following information will help to make a smooth application process*. We will process your application as quickly as possible. This process should be completed within 72 hours (excluding weekends and holidays), but may take longer.

You may drive-by to look at the neighborhood and the outside of the residence. Please do not disturb the current tenant. All rentals are shown by appointment ONLY. Contact us for an appointment to see the inside of a residence. An occupied rental needs a 48-hour notice of a showing.

Your appointment will not “hold” a rental for you. All rentals are on a “qualified, first come, first serve” basis. The only thing that will “hold” a rental for you is a completed application, application fee, deposit to hold fee, and approval.

THE APPLICATION PROCESS

1. Read posted information on the listing in its entirety, to include tenant criteria.

2. Fill out pre-screening form. PLEASE NOTE: EVERY APPLICANT OVER 18 MUST FILL OUT THE PRE-SCREENING FORM PRIOR TO SCHEDULING ANY SHOWINGS. THIS FORM IS LOCATED HERE.

After you fill out this form, you must email us at horizonwestrental@gmail.com to let us know it has been completed.

3. If qualified, schedule a viewing of the home.

4. Fill out application and complete background and credit checks.

5. Deposit to hold.

6. Sign lease.

Each person who will be living on the premises and is 18 years old and older (and is no longer in high school) must fill out an application. A non-refundable processing fee must accompany each tenant (and co-signer) application. The screening process will include, but is not limited to, credit reports, rental references, court records, and lawful verifiable income. We do not accept tenant-provided background/screening reports. You will be sent a link in your email for you to use to complete the background/credit check portion of your application.

The credit report is for our information only. You may contact the screening company, if a negative credit report is received. When Adverse Action is taken, you are entitled to a free copy of your report.

We only accept and process one application (or co-tenant applications) per property at a time. Copies of positive picture ID and Social Security Card or equivalent proof of identity (Visa, Passport, etc.) are required with each application.

The hold on the property will be removed if the application is incomplete or contacts/references cannot be reached within 48 hours.

QUALIFICATIONS

  • An applicant’s gross monthly income must equal the minimum posted amount (depending on unit), which is usually 2.5x-3x the rent. Example: If the requirement is 3x the rent, and the rent is $700.00 per month, the minimum gross monthly income would be $2,100.00. Income must be lawful and verifiable. Documentation proving income requirements is required.

  • An applicant must have two years of past rental/mortgage experience. Positive, objective rental references are imperative. A negative or incomplete reference may result in a disqualified application. (RELATIVES DO NOT COUNT AS RENTAL REFERENCES).
    The following are issues that may cause a denial of your application:
    A. FICO score below 630
    B. Unpaid Collections
    C. Bankruptcy within two years
    D. Unlawful Detainer (Eviction)
    E. Negative/Incomplete rental reference
    F. Court records

MOVE – IN PROCESS

  1. MOVE-IN COSTS: A $300.00 Deposit to Hold must be paid within 24 hours of approval notification. Homes will only be held a maximum of 2 weeks, but is also subject to change on a case-by-case basis.

  • The move-in costs are divided into three parts: A $300.00 Deposit to Hold, the Security/Damage Deposit, and Rent. All initial funds must be paid via certified check, no other forms of payment will be accepted. If the applicant rescinds their application when the property has been “held” off the market for them, the Deposit to Hold will be forfeited.

  1. Day of Lease Signing: An appointment will be scheduled when the property is ready for occupancy. The deposit must be paid. The lease and all pertinent papers will be signed.

  • RENT: Pro-rated rent will be charged from the date the property is “rent ready” and be paid on the date the lease is signed.

  • Post-Lease Signing: The tenant and the manager will conduct a move in condition inspection report. This report must be completed and signed at the time of the inspection. Keys will be issued after all paperwork has been completed and signed.

If all of the above steps and processes are not satisfied, tenant will be denied occupancy.


*Any misrepresentation or omission on application is grounds for denial and/or termination of lease.
