Below are the qualifications standards for this home. You will not be approved if you do not meet the qualification requirements. Any misrepresentation or omission on application is grounds for denial and/or termination of lease.

DO NOT GO ONTO THE PROPERTY. All rentals are shown by appointment ONLY.

You may drive-by to look at the neighborhood and the area. If you cannot see the home from the street, please do not drive down the driveway. Please do not disturb the current tenant if the property is occupied.

General Policies include but are not limited to:

  • All applicants must be a non-smokers: NO SMOKING of any kind allowed on the property at any time (this includes vaping).

  • Applicant must have current photo identification and a valid social security number.

Income & Employment Requirements:

  • Applicants gross income must be at least 2.5x the rent.

  • Applicants must have a verifiable source of income.

  • Documentation proving income requirements is required.

  • Future income will not be acceptable, with the exception of a verifiable job offer letter detailing exactly the amount to be earned each month.

  • Co-signers are not accepted.

Rental history information required may include:

  • Applicants must receive positive references from ALL previous landlords from the last 3 years

  • Relatives do not count as rental references

  • Each rental applicant must be able to demonstrate a pattern of:
    · Meeting their rental or mortgage obligations
    · Leaving prior properties in good condition
    · No pattern of complaints from neighbors

  • Any hold on the property will be removed if the application is incomplete or contacts cannot be reached within 48 hours.

Credit History and Background Check:

  • Applicants with credit score of 630+: regular deposit; credit score less than 630: double deposit

-All applicants must have at least 5 years of good credit history. No charge-offs, no bankruptcies, no past due debt, no evictions, etc.

-Medical debt will be considered differently.

-Blemishes on credit will be evaluated on case-by-case basis.

-Determination of eligibility based on credit issues/blemishes will be at the sole discretion of management.

  • Completed application and background check for every occupant 18 years and older (completed within 24 hours of email request)
    -A non-refundable application fee is required for each applicant 18 years or older, which will be paid to our screening company.

  • We do not accept tenant-provided reusable screening reports.

  • The following may result in the denial of your application:
    A. FICO score below the previously stated minimum
    B. Unpaid Collections
    C. Bankruptcy
    D. Unlawful Detainer (Eviction)
    E. Negative/Incomplete rental reference
    F. Court records/criminal history

  • All applicants must undergo both a criminal background check and a credit check before being considered.
    - Determination of eligibility based on credit check/history and criminal background is at the sole discretion of management.

Rules and Policies include but are not limited to:


No Smoking/Drug Use: All applicants and occupants must be non-smokers and non-drug users. We do not allow smoking or drug use of ANY kind ANYWHERE on our properties. Smoke permeates and damages ceilings, carpets, walls, and floor coverings. You will be held liable for any smoke-related damage within the rental. Occupants are also responsible and liable for the actions of their guests and visitors. “Vaping” is considered smoking and is also prohibited.

Hunting/Shooting/Animal Processing: At no time will the discharge of any firearms be permitted on the property. This shall include but is not limited to BB guns, air rifles, pellet guns, paint ball guns, sling shots, handguns, rifles, archery equipment, etc. Furthermore, no use of any weapons (firearms, bow, knives, etc.) will be allowed for the purpose of target practice, hunting, or celebration on the property. The butchering or processing of any animal is strictly prohibited on the property at anytime.

Fireworks: The use of fireworks, firecrackers, incendiary devices, or any device containing gunpowder and/or other combustible chemicals that cause an explosion is strictly prohibited.

Animals: Animals may be considered on a case-by-case basis.

Parking: 2-3 vehicles are permitted at each home (varies depending on unit). A vehicle is defined as all cars, terrain vehicles, trucks, campers, trailers, boats, buses, motorcycles, motor homes, or any other motorized vehicles of any type or description. Any additional vehicles will incur a fee of $25/month each. Oversize vehicles and any vehicles other than automobiles must have written pre-approval. All vehicles must be in running condition and cannot be kept under any kind of cover. Only park in designated and appropriate areas and absolutely no obstructing other vehicles, parking on the lawn, sidewalk, or walkways. Vehicles in violation may be towed without further notice. Vehicle repair may not be conducted at any time. No motorized vehicles are allowed inside dwellings at any time.

Yard Maintenance: Tenant is responsible for any general yard/area upkeep.
